The most important thing when writing an ad is to avoid the standard phrases, as much as possible. You have to try to sound original and not use the same words everyone else is using. Think of a phrase and test it on google to see what comes out. If your exact keyword combination has a lot of competition than you probably won't have a good response.
Take in to consideration the suggested ads in the Marketing aids in SFI. But I would suggest you to try and make them your own. Remember there are thousands of us here and we all read the same ads as example.

I speak from my experience that the readers respond best when you speak from the heart. People usually can tell if you believe in what you write.
